Live Near Your Work (LNYW)
The Live Near Your Work (LNYW) program provides employees of participating employers with a grant towards the purchase of a home near their place of employment. The participating employer will provide a $1,000 (minimum) grant to an eligible employee to purchase a home within a designated area, usually within about a 3-mile radius of the employee's worksite. The State will provide a matching $1,000 grant, and the participating local jurisdiction will also provide a $1,000 matching grant. Please refer to the list below of participating employers and local jurisdictions. The employee must obtain a first mortgage through a participating lender (see list of participating lenders). For specific guidelines, interested employees should contact their Human Resources representative.
How To Apply
- Contact Human Resources Reprensentative to see if your employer participates
- Make sure you (the borrower) meet all borrower requirements.
- Applicants should work with a Realtor to ensure the property selected meets all LNYW property requirements.
- Contact participating mortgage lender
- Complete HUD approved Housing Counseling program offered by one of Delaware's HUD approved H.C. Agencies

Borrower Qualifications
To qualify, a borrower's current gross family income cannot exceed:

Notes
- Applicant(s) must be a qualified employee of one of the program's participating employers in order to apply for LNYW assistance.
Property Qualifications
To qualify, a property's purchase price cannot exceed:

Notes
- The first mortgage must be a fixed rate and there can be no cash out.
- The property must be a 1-unit home and must be within the LNYW boundaries (within three miles of your place of employment). In order for the employee to receive the local municipality's contribution, the property must be located within both the local municipality's and LNYW boundaries. Participants will receive a map of the LNYW and municipality boundaries from their employer. (This map should be provided to your realtor to determine property eligibility.)

Related Details
LNYW grants are funded similarly to DSHA's DHP loans, in that the lender provides the total amount at closing and DSHA reimburses the lender upon receipt of completed reimbursement documentation.
